BOARD OF ZONING APPEALS

INC. VILLAGE OF SANDS POINT

 

PLEASE TAKE NOTICE THAT the Board of Appeals of the Incorporated Village of Sands Point will convene to hold a public hearing on Monday, February 26, 2024, at 7:00 p.m. in the evening at Sands Point Village Hall, 26 Tibbits Lane, Sands Point, NY on the following applications: 


New Cases: 

1.      Application of Steamboat Landing LLC  for  Variances of Chapter 176, Article III, Section 176—18(C) of the Code of the Village of Sands Point to maintain a swimming pool and patio with a side yard setback of 8.8’ where 20 feet is required, and (ii) to maintain a generator with a side yard setback of 5.8’ where 20 feet is required on property owned by them in a Residence A District and located at 27 Astor Lane, Sands Point, New York 11050, also known as Section 4, Block B, Lot 2 on the Nassau County Land and Tax Map. 

 

Continued Cases:

1.      Application of Andrew & Carol Marcell for approval to construct a Sports Court pursuant to Section 176-76 of the Village Code, and Variances of Chapter 176, Article III, Sections 176-18(A) and 176-18(B) of the Code of the Village of Sands Point to (i) construct a pickleball sports court in the rear yard resulting in a rear yard lot coverage of 17.7%, where 15% is the maximum permitted, (ii) to construct a pickleball sports court in the front yard, where accessory structures are only permitted in the rear yard, and (iii) approval to construct a sports court on a corner lot abutting any street, pursuant to the Code of the Village of Sands Point, on property owned by them in a Residence A District and located at 20 Harbor Acres Road, Sands Point, New York 11050, also known as Section 5, Block 73, Lot 529 on the Nassau County Land and Tax Map. 


2.      Application of McCormack for Variances of Chapter 176-18(A) of the Code of the Village of Sands Point, to construct a swimming pool, patio, pergola, cabana, and generator in the front yard resulting in a front yard variance, and of Chapter 176-18(B) of the Code of the Village of Sands Point to permit a structure to be located nearer the street line than the rear line of the main dwelling in a Residence A District and located at 170 Sands Point Road, Sands Point, New York 11050, also known as Section 4, Block 94, Lot 33 on the Nassau County Land and Tax Map. 

 

The application(s), plan(s), and specification(s) are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point.  At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
