PLEASE TAKE NOTICE THAT the Board of Zoning Appeals of the Incorporated Village of Sands Point will convene to hold a public hearing on Monday, June 15, 2026 at Village Hall, located at 26 Tibbits Lane Sands Point, NY 11050

At 6:00 PM:

  • Application of Sands Point Realty LLC (Yao (Alice) Yan) - 10 Hicks Lane

  • Application of Soundview Ventures LLC (Jonah Lovens) - 35 Soundview Ln

 New Case(s):

 

1)   Application of Sands Point Realty LLC (Yao (Alice) Yan) for Site Plan Approval pursuant to Section 132-4 of the Code of the Village of Sands Point to construct a new two-story residence with attached garage(s), driveway, drywells, sanitary system, A/C, generator, fence, patio, and a swimming pool on property owned by it in a Residence A District and located at 10 Hicks Lane, Sands Point, New York 11050, also known as Section 4, Block C, Lot 33 on the Nassau County Land and Tax Map.

 

2)   Application of  Sands Point Realty LLC (Yao (Alice) Yan) for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to remove approximately 2,900 cubic yards of fill from the property owned by it in a Residence A District and located at 10 Hicks Lane, Sands Point, New York 11050, also known as Section 4, Block C, Lot 33 on the Nassau County Land and Tax Map.

 

3)    Application of Sands Point Realty LLC (Yao (Alice) Yan) for Variances from the Code of the Village of Sands Point, to wit: (i) Section 176-13(A)(2) to construct a garage with a northerly side yard setback of 27.3 feet where a minimum of 40 feet is required; (ii)  Section 176-13(A)(2) to construct a basement with a northerly side yard setback of 35.1 feet where a minimum of 40 feet is required; (iii) Section 176-13(A)(2) to  encroach into the required sky plane on the northly side of the Premises by 1’-1” feet; (iv) Section 176-13(A)(2) to encroach into the required sky plane on a second point on the northly side of the Premises by 9’-7” feet; (v) Section 176-13(A)(2) to encroach into the required sky plane on a third point on the northerly side of the Premises by 5’-8” feet; (vi) Section 176-13(A)(2) to construct a garage with a southerly side yard setback of 33.5 feet where a minimum of 40 feet is required; (vii) Section 176-13(A)(2) to construct a dwelling with a southerly side yard setback of 38.7 feet where a minimum of 40 feet is required; (viii) Section 176-13(A)(2) to encroach into the required sky plane on the southerly side of the Premises by 9’-8” feet; (ix) Section 176-13(A)(2) to encroach into the required sky plane on a second point on the southerly side of the Premises by 2’-10” feet; (x) Section 176-13(A)(2) to encroach into the required sky plane on a third point on the southerly side of the Premises by 9’-0” feet; (xi) Section 176-18(C) to maintain an existing cabana with a southerly side yard setback of 8.6 feet, where a minimum of 20 feet is required; and (xii) Section 176-19(A) to permit the construction of a driveway with a northerly side set back of 2.26 feet, where a minimum of 25 feet is required on property owned by it in Residence A District and located at 10 Hicks Lane, Sands Point, New York 11050, also known as Section 4, Block C, Lot 33 on the Nassau County Land and Tax Map

 

4) Application of Soundview Ventures LLC (Jonah Lovens) for Site Plan Approval pursuant to Section 132-4 of the Code of the Village of Sands Point to construct a new two-story single-family residence with an attached three car garage and a swimming pool on property owned by it in a Residence A District and located at 35 Soundview Lane, Sands Point, New York 11050, also known as Section 4, Block 111, Lot 47 on the Nassau County Land and Tax Map.

 

 5)   Application of Soundview Ventures LLC (Jonah Lovens)for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 950 cubic yards of fill and place approximately 400 cubic yards of fill from the property owned by it in a Residence A District and located at 35 Soundview Lane, Sands Point, New York 11050, also known as Section 4, Block 111, Lot 47 on the Nassau County Land and Tax Map.

 

6)    Application of Phillip & Maryann Ressa for a special permit  to construct a Sports Court  pursuant to Section 176-76 of the Code of the Village of Sands Point on the property owned by them in a Residence A District located at 15 East Road, Sands Point, New York 11050, also known as Section 5, Block 75, Lot 122 on the Nassau County Land and Tax Map.

 

7)    Application of Aric Steffen and Shelly Baruch for Site Plan Approval for a Major Structural Alteration pursuant to Section 132-4(A)(5) of the Code of the Village of Sands Point on property owned by them in a Residence A District and located at 9 Knoll Road, Sands Point, New York 11050, also known as Section 4, Block 110, Lot 5 on the Nassau County Land and Tax Map.

 

8)   Application of Mike and Adina Eigen for Variances from the Code of the Village of Sands Point, to wit: (i) Section 176-18(A) to exacerbate an existing non-conforming rear yard lot coverage of 27.2 % by 1.3% to permit a total rear yard lot coverage of 28.5%  where 15% is the maximum permitted to construct a one (1) story, 1,025 sq ft, pool cabana; and (ii) Section 176-18(D) to construct a pool cabana located 55.5 feet from the street line where 80 feet is required on property owned by them in a Residence A District located at 2 Vanderbilt Drive, Sands Point, New York 11050, also known as Section 4, Block B, Lot 312, on the Nassau County Land and Tax Map.

 

The application(s), plan(s), and specifications are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point.  At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
