BOARD OF ZONING APPEALS

INC. VILLAGE OF SANDS POINT

 

PLEASE TAKE NOTICE THAT the Board of Zoning Appeals of the Incorporated Village of Sands Point will convene to hold a public hearing on Monday, August 10, 2026, at 7:00 PM, at Village Hall, located at 26 Tibbits Lane Sands Point, NY 11050 on the following applications: 


Continued Cases:

1)     Application of Phillip & Maryann Ressa for a Special Use Permit to construct a Sports Court pursuant to Section 176-76 of the Code of the Village of Sands Point on  property owned by them in a Residence A District, located at 15 East Road, Sands Point, New York 11050, also known as Section 5, Block 75, Lot 122 on the Nassau County Land and Tax Map. - ADJOURNED

 

New Cases:

1)       Application of Daniel & Esther Tanenbaum for a Special Use Permit to maintain an existing Sports Court pursuant to Section 176-76 of the Code of the Village of Sands Point, on  property owned by them in a Residence A District, located at 60 Harbor Acres Road, Sands Point, New York 11050, also known as Section 5, Block 128, Lot 23 on the Nassau County Land and Tax Map.

 

2)       Application of Daniel & Esther Tanenbaum for a Variance pursuant to Chapter 176 of the Code of the Village of Sands Point, to wit:  Section 176-18(C) to allow an accessory structure with a side yard setback of 13.33 feet where a minimum of 20 feet is required on the property owned by them in a Residence A District, located at 60 Harbor Acres Road, Sands Point, New York 11050, also known as Section 5, Block 128, Lot 23 on the Nassau County Land and Tax Map.

 

3)       Application of Jet Ivezi & Andrea Rizzo for a Special Use Permit to maintain an existing  Sports Court pursuant to Section 176-76 of the Code of the Village of Sands Point, on  property owned by them in a Residence A District, located at 10 Shorewood Drive, Sands Point, New York 11050, also known as Section 4, Block 114, Lot 5 on the Nassau County Land and Tax Map.

 

4)       Application of Jet Ivezi & Andrea Rizzo for Variances pursuant to Chapter 176 of the Code of the Village of Sands Point, to wit: (i) Section 176-11(B) to permit a total lot coverage of 22.2% (19,374 square feet) where 20% (17,455 square feet) is the maximum permitted; (ii) Section 176-18(A) to permit a total rear yard lot coverage  of 23.7% (13,946 square feet) where 15% (8,800 square feet) is the maximum permitted; and, (iii) Section 176-76(E) to construct a Sports Court with a rear yard setback of 22.11 feet where a minimum of 25 feet is  required on the property owned by on  property owned by them in a Residence A District, located at 10 Shorewood Drive, Sands Point, New York 11050, also known as Section 4, Block 114, Lot 5 on the Nassau County Land and Tax Map.

 

5)       Application of the Sands Point Golf Club (Mr. Stephen DiLascio, President) for a Variance pursuant to Section 1-100 of the Code of the Village of Sands Point, to construct a 1,988 square foot building for use as a golf teaching facility (which is not included in the definition of Accessory Structures found in the Village Code) on  property it owns  in a Residence C District, located at 130 Middle Neck Road, Sands Point, New York 11050, also known as Section 4, Block J, Lot 116 on the Nassau County Land and Tax Map.

 

The application(s), plan(s), and specifications are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point.  At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
