2026 taxes are up exactly 2.0%--less than inflation

The County controls individual property assessments

Dear Residents, June, 2025


A number of you have recently approached us to better understand how property taxes in the Village are calculated and handled.  We are happy to explain based on facts.


Village taxes are only about one-fifth of your total tax bill.  The rest of your property taxes include PW schools, library, Town, County, and Nassau County Police Headquarters taxes.


The Village, Board of Trustees, and Mayor are responsible for determining and voting on the Tax Levy–which is the top-line of Village expenses.  The Tax Levy is then allocated to residents based on property assessments conducted by Nassau County. (Note: These assessments are controlled by the County—see below).

For the current fiscal year, 2025/26, which has just begun, the total Tax Levy for the Village is $11.3mm.  Last year, it was $11.1mm. That is an increase of exactly 2.0%.

(NYS also provides for a slight increase above the 2% for new homes and sub-divisions. As such, for the last 5 years, the average increase in the Tax Levy of the Village is 3.08%--which includes many bigger and new homes and sub-divisions).


The amount that individual homeowners pay is based on the Assessed Value of their property.  The Assessed Values are determined by Nassau County--not by the Village.

Each resident is responsible for their own pro-rata share of the total Tax Levy, based on their property’s assessed value.  For example, if someone builds a new home, enlarges a home, or develops an empty lot into a home, Nassau County will reassess their property, likely increasing its Assessed Value.  That homeowner then has a slightly larger share of the overall Tax Levy compared to other residents.  Taxes are also affected by tax grievances filed and Nassau County’s determination of the relative value of Village properties compared to one another.


In Summary: The Village has adhered to New York State’s 2% tax cap law when setting the annual Tax Levy. However, the County is solely responsible for calculating individual property assessments.

If your Village taxes increased or decreased by more or less than 2%, that variance is entirely due to decisions made by Nassau County, not the Village.
