PLEASE TAKE NOTICE THAT the Board of Zoning Appeals of the Incorporated Village of Sands Point will convene to hold a public hearing on Monday, June 9, 2025, at 7:00 p.m. at Village Hall, 26 Tibbits Lane Sands Point, NY 11050 on the following applications:Â

1)    Application of Lillian Court SP, LLC (Adam Daniels) for approval, pursuant to Section 176-76 of the Code of the Village of Sands Point, to construct a Sports Court. Specifically, to install a padel court on the property owned by it in a Residence A District and located at 5 Lillian Court, Sands Point, New York 11050, also known as Section 4, Block B, Lot 281 on the Nassau County Land and Tax Map.Â

2)    Application of Lillian Court SP, LLC (Adam Daniels) for a Variance pursuant to Chapter 176 of the Code of the Village of Sands Point. Specifically, a variance from Section 176-76 F(2) to construct a fence enclosing a padel court that is 13’ in height, where the maximum fence height is 10’, on property owned by it in a Residence A District and located at 5 Lillian Court, Sands Point, New York 11050, also known as Section 4, Block B, Lots 281 on the Nassau County Land and Tax Map

3)    Application of Mitch & Alice Tamkin for approval, pursuant to Section 176-76 of the Code of the Village of Sands Point, to modify an existing Sports Court. Specifically, to install a padel court on the property owned by them in a Residence B District and located at 60 Cornwells Beach Road, Sands Point, New York 11050, also known as Section 4, Block C, Lot 584 and 616 on the Nassau County Land and Tax Map.Â

4)    Application of Mitch & Alice Tamkin for a Variance pursuant to Chapter 176 of the Code of the Village of Sands Point. Specifically, a variance from Section 176-76 F(2) to construct a fence enclosing a padel court that is 13’ in height, where the maximum fence height is 10’, on property owned by them in a Residence B District and located at 60 Cornwells Beach Road, Sands Point, New York 11050, also known as Section 4, Block C, Lots 584 and 616 on the Nassau County Land and Tax Map.

5)    Application of Dario & Denise Benun for approval, pursuant to Section 176-76 of the Code of the Village of Sands Point, to modify an existing Sports Court. Specifically, to install a padel court on the property owned by them in a Residence A District located at 9 Forest Drive, Sands Point, New York 11050, also known as Section 4, Block 132, Lot 2 on the Nassau County Land and Tax Map.Â

6)    Application of Dario & Denise Benun for a Variance pursuant to Chapter 176 of the Code of the Village of Sands Point. Specifically, a variance from Section 176-76 F(2) to construct a fence enclosing a padel court that is 13, in height, where the maximum fence height is 10’, on property owned by them in a Residence A District and located at 9 Forest Drive Sands Point, New York 11050, also known as Section 4, Block 132, Lot 2 on the Nassau County Land and Tax Map.

7)    Application of E & S Realty LLC (Alan & Barbara Sackman) for Variances pursuant to Chapter 176 of the Code of the Village of Sands Point on two proposed parcels of property owned by it in a Residence B District and located at 33-35 Barkers Point Road, Sands Point, New York 11050, also known as Section 4, Block C, Lot 56 on the Nassau County Land and Tax Map, specifically, to allow:

a)Â Â Â Â Proposed Parcel 1 (i) to have a street frontage of 36.45 feet, where 150 feet is the minimum required pursuant to Section 176-28 of the Code of the Village of Sands Point; (ii) to have the shorter side of the house parallel to the street, where the longer side is required be parallel to the street pursuant to Section 176-28 of the Code of the Village of Sands Point; (iii) to construct a dwelling with 1,199 sq. ft. of usable floor area where 2,000 sq. ft. is the minimum required pursuant to Section 176-26Â of the Code of the Village of Sands Point; and (iv) to construct the driveway 10.6 feet from the west side property line and 1.5 feet from the east side property line, where 25 feet is the minimum required side yard setback pursuant to 176-33Â of the Code of the Village of Sands Point; and
b)    Proposed Parcel 2 (i) to have a side yard setback of 35.5 feet, where 40 feet is the minimum required pursuant to Section 176-27(A)(2) of the Code of the Village of Sands Point; (ii) to have a rear yard lot coverage of 18.06%, where 15% is the maximum permitted pursuant to Section 176-32(A) of the Code of the Village of Sands Point; (iii) to have a lot coverage of 21.18%, where 20% is the maximum permitted pursuant to Section 176-25(B); (iv) to have a habitable floor area of 8,582 sq ft where 8,325.2 sq ft is the maximum permitted pursuant to Section 176-25(A) of the Code of the Village of Sands Point; and (v) to maintain a single-family residence with an attached cottage to permit a mother/daughter occupancy for the extended family of the owners on a lot that differs from the size and specifications of the lot as noted on the Decision & Order of the Board of Appeals, dated June 14, 1999, which approved of the mother/daughter use.
