BOARD OF ZONING APPEALS

PLEASE TAKE NOTICE THAT the Board of Appeals of the Incorporated Village of Sands Point will convene to hold a public hearing on Monday, May 13, 2024, at 7:00 p.m. in the evening at Village Hall, 26 Tibbits Lane Sands Point, NY 11050 on the following applications: 


Continued Case(s):

 

1)     Application of Steamboat Landing LLC c/o Mitchel Maidman for Variance(s) of Chapter 176, Article III, Section 176-18(C): Accessory structures shall not be less than 15 feet from the rear lot line and not less than 20 feet from any sideline of the Code of the Village of Sands Point.  The applicant seeks variances to maintain a swimming pool with a side yard setback of 12.9’; patio with a 5.8’ side yard setback; pool equipment with a 7.9’ side yard setback; AC unit with a 7’ side yard setback; and a generator with a side yard setback of 5.5’ all where 20 feet is required on property owned by them in a Residence A District and located at 27 Astor Lane, Sands Point, New York 11050, also known as Section 4, Block B, Lot 2 on the Nassau County Land and Tax Map. 


New Cases:


1)     Application of Nathan & Shana Wasserman for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to remove 944 cubic yards of fill from the property owned by them in a Residence A District and located at 50 South Road, Sands Point, New York 11050, also known as Section 5, Block 23, Lots 44 & 47 on the Nassau County Land and Tax Map.

 

2)     Application of Spencer & Dana Julien for a Site Plan Review Approval pursuant to Chapter 132-4(A)(1) of the Code of the Village of Sands Point to construct a new single family dwelling with an in-ground swimming pool, patio, outdoor kitchen, generator and pool equipment on property owned by them in a Residence A District and located at 1 Knoll Road, Sands Point, New York 11050, also known as Section 4, Block 105, Lot 1 on the Nassau County Land and Tax Map.

 

3)     Application of Spencer & Dana Julien for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move 450 cubic yards of fill around and remove 850 cubic yards of fill from the property owned by them in a Residence A District and located at 1 Knoll Road, Sands Point, New York 11050, also known as Section 4, Block 105, Lot 1 on the Nassau County Land and Tax Map.

 

4)     Application of Spencer & Dana Julien for Variances pursuant to Chapter 176-13(A)(1), Chapter 176-13(A)(2), Chapter 176-13(D), and Chapter 176-18(A) of the Code of the Village of Sands Point to construct a new single family dwelling resulting in a front yard sky plane violation of 9’; a side yard sky plane violation of 3’7’’; a front yard setback of 54.4 feet, where 60 feet is the minimum required; and a rear yard lot coverage of 21%, where 15% is the maximum permitted on property owned by them in a Residence A District and located at 1 Knoll Road, Sands Point, New York 11050, also known as Section 4, Block 105, Lot 1 on the Nassau County Land and Tax Map.

 

The application(s), plan(s), and specification(s) are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point.  At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
