Dear Residents,

The Village continues to look for ways to eliminate regulations and fees, as well as simplify applications wherever possible.  The Village’s Board of Trustees and I have unanimously adopted several recent changes in support of this goal.  We’re pleased to share the following updates that reflect this ongoing effort:

Annual Alarm Permit Fee Eliminated

Previously, every resident with an alarm system paid a mandatory $200 annual alarm permit fee, this fee has been eliminated.

In addition, the first two false alarms (which require a patrol car visit to your property)

within a calendar year will not incur a charge.

Annual Pool Fee & Pool Emptying Permit Fee Eliminated

Previously, anyone with a pool would be charged $150 annual pool fee and a $50 pool draining fee.

These have also been eliminated.

Important note from Village Administration:

Residents were charged this fee on their December water bill in error.  We have removed these charges. If you have already paid the bill, a credit of $150 will be applied to your April 2026 water bill. If you have not paid the bill and are paying by check, you can deduct the $150 from the total shown on the mailed bill. If you are paying online, that system already reflects the corrected amount.

Some Building Permit Requirements Eliminated

Previously, a number of residential maintenance items required permits. The Board of Trustees and I have determined the following, unless they involve electrical wiring, structural elements, gas work, or rough plumbing work of a material nature can be eliminated:

●        Replacement or refinishing of bathroom fixtures and finishes, including toilets,

sinks, tubs, vanities, and tile;

●        Replacement of HVAC air handling units or condensing units;

●        Refinishing or replacement of kitchen and other cabinets or countertops;

●        Repaving of driveways (without expansion or reconfiguration of footprint);

●        Replacement of roof, above the sheathing, with no change to the shape, pitch, or

structure; and

●        Direct replacement of patios or hardscape features with no changes in footprint,

height, or drainage; and

●        Resurfacing of Sports Courts,

Those permits and fees have been eliminated.

Nevertheless, property owners are advised to consult with their architects or the Building Department prior to commencing any construction project to verify whether a permit is required.

And, as an extra cautionary note, work on natural gas lines is incredibly dangerous and should never be done unless performed by a licensed plumber!

We deeply appreciate the time many of you have taken to share your thoughts and ideas with us.  Your feedback helps guide decisions that keep our Village fair, balanced, and responsive to the needs of our community.

Thank you for that continued partnership in making Sands Point a wonderful place to live.

Mayor Peter A. Forman
